San Diego short-term rental market

Active short-term rentals

Peak season

Jun to Aug

More active rentals means more hosts who need a reliable turnover cleaner (Rabbu, April 2026).

San Diego is a year-round destination with beaches, a mild climate, Comic-Con in July and a large military presence. Summer is the peak, and families and groups often book stays near Pacific Beach, Ocean Beach, La Jolla and downtown.

The city has a licensing system with limits in many areas, so many stays are in primary homes. Coastal rentals deal with sand, salt air and beach gear, and cleaners who know the neighborhoods have an edge when hosts compare bids.

Why cleaners are working San Diego on Host Wingman

Summer and Comic-Con

June through August is the peak, with July at the top thanks to the beaches and Comic-Con. Hosts book cleaners weeks ahead, so set your availability early.

Hosts want their license to pay off

Licenses are limited, so hosts who hold one care about great reviews. That makes them loyal to a cleaner who delivers consistently.

Coastal homes need extra care

Sand, salt air and outdoor decks mean more cleaning than a typical city stay. Cleaners near the coast know what to look for.

Standards are high

At an average near $250 a night, guests expect a spotless place. Photos in reviews often show the bathroom first, so do that room with extra care.

What a San Diego turnover involves

Hosts in San Diego list these tasks on most jobs, so price your bid around them:

  • Pulling used linens off every bed and bath, remaking the beds, and putting out a fresh towel set per guest
  • Scouring tubs and showers, sanitizing high-touch surfaces, and checking for hair and soap residue
  • Cleaning small appliances, counters and the sink, then checking pantry basics and the fridge
  • Vacuuming all rooms, mopping hard floors, and checking corners and baseboards
  • Sweeping sand from entries, patios and beach gear storage
  • Wiping salt and sea air residue from windows and railings
  • Cleaning outdoor showers, patios and decks
  • Replenishing paper goods, soap and coffee pods, then closing up the way you like it
  • Uploading finish photos and flagging any damage, stains or missing items

Where San Diego cleaners work

Local rules your San Diego hosts are working with

These apply to the host, not to you, but knowing them helps you understand what hosts ask of a cleaner. This is an overview, not legal advice.

  • San Diego requires a Short-Term Residential Occupancy (STRO) license for rentals under a month. A host can hold only one license and operate only one home.
  • There are four tiers. Part-time covers up to 20 days a year, home sharing is for hosts who live on site, and whole-home licenses are capped citywide, with Mission Beach having its own cap and a waitlist.
  • Whole-home licensees must use the license at least 90 days a year and file quarterly reports.
  • You need a Transient Occupancy Tax certificate and must collect and remit the tax.
  • Carlsbad, Coronado, Chula Vista and other nearby cities have their own rules.
