Set your own price
With Richmond rentals averaging about $169 a night, hosts care about a spotless turnover. You bid your own rate on every job, with no platform-set pricing.
Busiest May to Aug
Richmond demand peaks may to aug, when hosts need reliable help most. Cleaners with open capacity in those months can pick up the most work.
Build repeat relationships
Once a host accepts your bid, most keep rebooking the same cleaner for every turnover. One good first job can become recurring income.
Working as a cleaner in Richmond
Richmond is the capital of Virginia, with a historic downtown, the James River, a strong food and arts scene and large employers in government, healthcare and education. Guests come for work, VCU and hospital visits, events and weekend trips.
Rentals include rowhouses, older single family homes, apartments and accessory units. Older buildings mean narrow stairs, original floors and plenty of detail work.
Market data from Rabbu in April 2026 counted about 730 active listings in Richmond, with an average nightly rate near $169 and the strongest months from May through August.
What a Richmond turnover involves
Hosts in Richmond list these tasks on most jobs, so price your bid around them:
- Stripping and remaking every bed with fresh linens
- Cleaning bathrooms, including older tile, tubs and fixtures
- Resetting the kitchen: dishes, fridge, counters and coffee station
- Dusting trim, windowsills and shelves in older homes
- Vacuuming and mopping floors, including hardwood and stairs
- Wiping porches, patios and entrances
- Taking trash and recycling out on collection day
- Taking photos of each room and flagging damage or missing items
Where Richmond cleaners work
Richmond jobs reach cleaners across the metro, including Henrico, Chesterfield, Mechanicsville and Midlothian. Traffic on I-95, I-64 and the bridges can slow trips, so give bidders a clear checkout window.
Local rules your Richmond hosts are working with
These apply to the host, not to you, but knowing them helps you understand what hosts ask of a cleaner. This is an overview, not legal advice.
- Richmond requires a city short-term rental permit under an ordinance adopted in 2023.
- In residential areas, renting an entire home for under 30 days is generally limited to your primary residence, and you may need to prove residency.
- Rules also cover parking, signage and occupancy, and multi-family buildings face limits on how many units can be short-term rentals.
- Lodging tax applies to short-term stays, and Virginia sales tax may also apply.
- HOA rules and landlord leases can also limit rentals.
